This is a great time to sell!
The market has shifted in the past couple of months. We have went from 220 to 300 farm listings on MLS in the past two months.
These farms are selling very quickly making it challenging to get over 300 listings on MLS. I had written a couple of reports this summer predicting that we would get over 300 listings this fall/winter but it has happened a month or two earlier than I had thought. My guess is that the number of listings will continue to climb through winter.
There have been 8 new listings on MLS in the past 3 days but there have been 10 farm sales in the last 3 days! As you can see there is still strong demand!
This shift in the market will bring new opportunities for Buyers. Buyers have had very little to choose from the past two years but that is changing and they have more opportunities today then they have in 2 years.
If you are thinking of selling farmland now is a great time for that!
Selling Grain land
Grain land values have sky rocketed over the past 13 ish years. This crazy bull run appears to be correcting back to a normal pace. A recent Farm Credit Canada Report saw Saskatchewan farmland increase 7% in the first half of 2024 which is substantially down from 12% last year in the same time frame.
Now that grain prices are low, interest rates are higher, and the profitability in grain farming is lower there is no short-term horizon for when the profits that we have seen in recent years will return.
The reason it is a good time to sell is that Buyers are still very active! Typically a market takes a while to correct as farmers spend yesterdays profits today. My guess is that you have more opportunity as a Seller today than you will have by spring or summer 2025.
The prime selling season for farmland in any year is mid October to mid April. Farmers are most active after harvest until seeding time.

Selling Ranch land
You want to sell any business when it is most profitable.
Cattle prices have been very strong the past year making ranching more profitable than it has been in a very long time. We are seeing ranch land values rise sharply as profits on ranch land increase.
Don’t wait until cattle prices drop to sell, you want to sell now when profits are high!

Saskatchewan Crop Report for October 1-7
Despite rain delays in some regions of the province, producers were able to make good progress over the past week with 97 per cent of the 2024 crop in the bin. With favourable weather conditions, many producers will finish harvest within the next week.
Harvest is complete in the southwest region of the province. The southeast and west-central regions are wrapping up harvest at 98 per cent complete. The east-central, northeast and northwest regions are in the homestretch with all reporting 93 per cent of harvest complete.
