When is the best time to list your farm?

One of the questions that I get a lot is “When is the best time to list my farm?”

The short answer is that you should list your farm when the timing is right for your personal situation.

The long answer brings in two pieces of information.

1-Seasonality-Although we list, and sell farms, all year long the prime time for selling is after freeze up until the spring thaw when farmers are not in the field. We like working on new listings at this time of year as we can get great drone videos before the snow flies. Harvest drone shots with crop in the field, or combines rolling are always a bonus! Based on seasonality, right now is a great time of year to list your farm!

2-Market-The farm land market is always changing. Right now we have a strong Seller’s market due to a low inventory of farms for sale, and a profitable year last year (in most areas). Farmers are spending yesterday’s profits on the farms they buy today.

I would guess that this strong Seller’s market will start to shift this winter due to increased interest rates, and lower grain prices, and I am speculating that the number of farms on the market will increase. Based on this market information it would be wise to sell now before the market shifts. Of course no one knows if the market will shift this winter but there are several factors that tell us it is likely, especially in areas stressed by the weather this past year.

Saskatchewan Crop Report for August 22-28
Producers are in the full swing of harvest with 33 per cent of the crop off, up from 21 per cent last week and ahead of the five-year average of 23 per cent and the 10-year average of 20 per cent.

The southwest has crossed the half-way point this week and is now 60 per cent complete harvest. The west-central is close to the half-way point, with 39 per cent of the crop off for the year. With some moisture moving into the area this week, the northwest had to pause combining for a few days and is now eight per cent complete.
